Are you currently working with a realtor? If so- you need to give him/her a call- give them the opportunity to meet you out at the house to take a look together. If that cannot be done then at the very least when you enter the home and the realtor onsite asks you if you are working with a realtor- you must say YES. Why must you? Two reasons really- one- you ARE working with a realtor already- so letting the other realtor know this upfront is the right thing to do..but more importantly the real reason to say yes and to have your realtor with you, if possible, is because the onsite realtor WORKS FOR THE SELLER!!!! It is that realtor’s job to get the highest possible price for his/her clients! All that small talk that is being done is to show you the home, but also to gain knowledge of the potential buyer and potential buyers weakness, this all will become evident when you get to the negotiation phase of your offer. Why put yourself in that position? Having your Buyer Agent with you- or letting the onsite agent know you are working with a buyer agent- will make it less likely to small talk yourself into a disadvantaged negotiating position.
