When looking for a home it is always best to enlist the services of a Realtor. Why is This? Even in the case of new construction. Realtors can provide you with Data quickly and easily that may be very hard for you to get and in some cases not available. A good Realtor can answer almost any question you may come up with for them and can guide you into smarter decisions or enlighten you to good negotiating tactics.
Finally its free. All homes that are listed on the MLS already have commission negotiated into the sales price. When calling a Realtor off the sign you take a chance that the Realtor will hold their sellers best interests over yours, by representing you and the seller they stand to make a double commission. The majority of the time when calling a large national name off of the sign, the listing agent will not show you. It is many of their policies to send out another agent so technically one agent is not on both sides of the deal. By picking your Realtor at the beginning of the home buying process you can develop a relationship and hopefully become more informed about the market so that ultimately you know a good deal when you see and are confident pulling the trigger.
My services are better than Free. Due to my lack of a large name broker and the associated overhead. I am able to provide my clients with the great Full Realtor Services and rebate you 20% of the commission I make from the sell of your property back to you.
Basically the days of traditional Real Estate are gone. With modern technology a single agent can handle the load that it would normally take 2 or 3. The use of a home office drastically cuts overhead and allows us to pass the savings on to you.
